Locus Property has lodged its application with the Western Australian Planning Commission, to be decided by the state’s peak planning body after an assessment.
Dubbed Hillarys Gateway, the proposal comprises 87 apartments across two buildings a restaurant/café, a grocer, a retail tenancy and associated parking at 35 Martinique Mews.
The project’s design shows two residential towers of nine and 11 storeys height, connected by a three-storey podium.
Other proposed features include publicly accessible plaza and a communal pool for residents.
The project is estimated to cost $90 million, according to the application lodged to the WAPC.
However, Locus valued the development at $240 million and as the second stage of a $400 million precinct opposite Hillarys boat harbour.
“This is an opportunity to deliver a landmark project that supports the evolution of the Hillarys area, enhances local amenity, and provides much-needed housing diversity close to one of Perth’s most popular destinations,” Locus director Cameron Alder said.
Locus bought the precinct site, comprising 35 Martinique Mews at 6,385 square metres and 3 Delos Way, Sorrento from the Roche family for $17.09 million in early 2024.
The Statutory Planning Committee approved Locus Property’s plan to build an 83-unit, seven-storey complex on Delos Way in May.
The Sorrento project, estimated to cost $80 million, is the first stage of Locus’s plan for the Hillarys precinct.
Set opposite the Martinique Mews site, the Delos Way development has attracted strong buyer appetite for low-maintenance apartment living, according to Locus director Damian Long.
“The positive feedback and sales results at Delos Way have exceeded our expectations and given us the confidence to progress stage 2 as soon as possible,” he said.
Construction at Delos Way is expected to commence in the coming months.
Locus engaged Hames Sharley to design the proposed Hillarys Gateway development, and Urbis to compile the application to the WAPC.
