A recently approved $31 million, seven-storey apartment building is set to add dozens of dwellings to Broadway, Nedlands.
The Metro Inner Development Assessment Panel today approved Blueways Group's application to build an apartment project on 95 Broadway.
The development comprises 60 apartments, a ground floor office, and communal facilities including a gym and a residents' lounge.
Victoria-based Blueways Group also proposed to build a seven-storey apartment, dubbed Jardin Residences, on a nearby site on 87-89 Broadway.
The DAP approved the 45-apartment development proposal in September.
At the DAP meeting, Blueways representative Paul Simpson said the project planned for 95 Broadway was virtually identical to the approved Jardin Residences apartments.
"We also recognised a new and emerging clear demand of smaller dwellings in this area of Nedlands, near The University of Western Australia and QEII," he said.
The City of Nedlands recommended the project be deferred, but panel members voted to approve the 95 Broadway proposal by a margin of four to one votes.
City councillor and DAP member Kerry Smyth was the only vote for a deferral of the proposal, saying Broadway was an emerging area and standards should be maintained.
"I would prefer extra time is given to make the improvements so we can have a much better boulevard," she said at the meeting.
DAP specialist member John Syme said the city had reasonable concerns on the sustainability and setbacks of the proposal.
But Mr Syme said he did not consider any amount of tinkering around the edges to improve what has been proposed.
"It seems to be in general agreement that this is a very nicely designed building," he said at the meeting.
"It's important that a development of this type is built at this time. I think the ripple effect in the general housing market and supply goes right down to the metropolitan area.
"I do particular like the relatively high proportion of relatively affordable accommodation."
Ms Simpson said the studio and two-bedroom apartments would be valued at about a third less than the average Nedlands home, being well below $1 million.
