ADC has lodged a fresh plan for the first stage of the Perth Girls School project, pivoting from apartments to student accommodation.
The property developer has submitted a revised application for the 1.8-hectare East Perth site to the state government’s development application pathway.
The development has an estimated cost of $110 million, according to a Department of Planning, Lands and Heritage document.
ADC’s revised plan for the Wellington Street site comprises about 1,196 student accommodation beds across two 25-storey towers, and refurbishment to the heritage-listed buildings.

A $400 million plan to develop an apartment complex at the former Perth Girls School site was already approved in mid-2022.
The previously approved application included 742 apartments across four towers, including two 25-storey buildings for build-to-sell and two towers of up to 36 storeys for build-to-rent.
The latter two towers were expected to house 500 build-to-rent apartments and 100 for social community housing.
At the time, ADC director Rod Hamersley said there was still work to be done to get the detailed design completed.

The initial apartment complex proposed for Perth Girls School site in 2022.
After the original plan was approved in 2022, Mr Hamersley acknowledged the challenges in the construction industry.
Mr Hamersley today said the revised development application was a pragmatic and considered evolution of the project.
“The application reflects a strategic revision of the original plans to better align with current market conditions and in response to Perth’s undersupplied student accommodation sector,” he said.
“The completed asset will offer future students a really unique living environment, with the purpose-built accommodation set within an activated heritage precinct combining hospitality and commercial uses with expansive recreational and landscaped grounds for students and the public.”
The updated application will be advertised for a three-week public comment period later this week.
ADC anticipated the application to be considered by a development assessment panel at the end of March.
The developer engaged MJA Studio for the revised design.
The state government sold the Perth Girls School site to an ADC-led syndicate for $5 million in 2017.
