The application has been lodged with the state’s Department of Planning, Lands & Heritage and the Town of Claremont.
It is understood the development would have an end value of $52 million.
National dermatology group DermCo is set to the anchor tenant for the proposed specialist medical centre.
ADC_ executive director Rod Hamersley said the healthcare industry had proved to be a resilient asset class in the past 20 years, having outperformed other real estate sectors.
“The strong tenancy profile and attractive location of this brand-new facility were further reasons for ADC to diversify into this sector and we are thrilled to be partnering with DermCo in the delivery and operation of this state-of-the-art asset,” he said.
“The collaboration between ADC and DermCo emerged from a desire to leverage both entities respective expertise to deliver a landmark development in the Claremont precinct and healthcare landscape.”
DermCo chief John O’Toole said the new specialist medical centre would provide much-needed health infrastructure to the area including urgent care.
“Given the site’s proximity to the rail line, bike paths and Stirling Highway, transport access will be excellent, which is an important consideration for healthcare developments,” he said.
“This site finally paves the way for WA to have its own dedicated Dermatology Institute, similar to those in Sydney, Melbourne and Brisbane.
“This flagship medical facility will have a co-located Day Procedure Unit for skin cancer surgery and a dermatology clinical trials unit, to bring cutting-edge treatments to WA.”
In November, DevelopmentWA put the final site of the Claremont on the Park precinct on the market.
The 2,935 square metre site, known as Lot 512, is on the northern side of Claremont railway station and on the southern side of Shenton Road.
It was previously used as a makeshift carpark, including for private parking for the Claremont Football Club.
Claremont on the Park, a redevelopment more than a decade in the making, is a precinct reportedly valued at $1 billion.
The precinct comprises 11,700sqm of commercial space, 2,600sqm of retail space and more than 750 homes.
Projects in the Claremont precinct include Mirvac’s Claremont apartments, a 143-apartment complex by Blackburne, The Queenslea aged care facility by Oryx Communities, and The Terraces by Iris Residential.
While the precinct is a redevelopment of Claremont Oval and nearby, Lot 512 sits apart from the apartment projects that surrounds the field.
ADC also proposed to build a public plaza on the western end of the site, which is next to FORM Gallery Café, formerly the Goods Shed.
The developer proposed to collaborate with DevelopmentWA to upgrade the landscaping and build carparking facilities for 64 tenants and patients.
ADC said it expected the proposed medical centre to be under construction by mid-next year and operating by mid-2027.
