ADC and dermatology group DermCo proposed to build a four-storey medical facility on a 2,935 square metre site on Shenton Road.
DermCo, as the anchor tenant, will operate the Dermatology Institute for WA on the site.
Georgiou is the contracted builder for the project, which initially had an end value of $52 million.
ADC executive director Rod Hamersley confirmed the end value has gone up to $71 million, during an event to mark the start of construction today.
“We've been able to overachieve on the rentals, and the valuation has gone beyond what we originally estimated,” he said.
The medical facility is expected to open by April 2027.
“Being the last piece of the pie… the development, I think everybody wanted to see something happen on the site. It's been sitting here vacant for quite some time,” Mr Hamersley said.
“The services that we bring to the community, in terms of the dermatology and the urgent care, those sorts of services are also really needed.”
The facility is being built next to Claremont train station, on the southern side of Shenton Road.
The site was previously used as a makeshift carpark, and is part of state land agency DevelopmentWA’s Claremont on the Park precinct which comprises more than 750 apartments, almost 12,000sqm of commercial space, and 2,600sqm of retail.
It has been more than a decade in the making and is reportedly valued at $1 billion.
ADC acquired the last lot in the Claremont precinct, Lot 512, for $5.5 million in November 2024.
Sterling Property brokered the deal, with the Subiaco-based company also leasing the remaining tenancies at the Claremont medical centre.
The approval process has gone relatively smoothly, according to ADC executive director Adam Zorzi.
“Now we have a contract with the builder. The job's been very diligently trade priced and supply priced,” he said.
“Contracts [are] now in place for the delivery of this project. We're very positive now about this project ending up on budget.”
Other features of the facility include a private urgent care space, specialist medical tenancies, a medico-legal practice, a pharmacy, and a pathology collection centre.
A new community plaza to connect the facility with the adjoining Claremont Goods shed is also planned.
The partnership with DermCo marks an entry into health facilities for developer ADC.
DermCo chief executive John O’Toole said the Claremont facility would pave the way for WA to have its own dedicated dermatology institute, following the eastern states’ footsteps.
“It will be highly attractive to medical practitioners looking for the next generation of medical facilities to meet their needs and will attract more top-tier providers to the area,” he said.
“With the addition of an urgent care clinic, pharmacy, pathology, and other medical specialist services, this is set to become a world-class health amenity for the local community.”
Projects in the Claremont on the Mark precinct include Mirvac’s apartments, a 143-apartment complex by Blackburne and The Queenslea aged care facility by Oryx Communities.
Earlier this year, Business News reported that Norup has taken over a $200 million Claremont apartment project from Iris Residential.
Norup, spearheaded by John Norup, formerly of Norup + Wilson, announced it would build the project on 3 Shenton Road, after the site was listed last year.
Site owner Iris Terraces Claremont was placed into administration last year, with the land repossessed by Metrics Credit Partners.
