

A transformative new logistics precinct is taking shape in Northam, with Procon Developments leading the creation of the AvonWest logistics hub.
Located just an hour from Perth Airport on a 62-hectare industrial-zoned site along Great Eastern Highway, the $500 million investment is set to revolutionise Western Australia’s freight network.
AvonWest is designed to reduce road train turnaround times, support just-in-time distribution models, and streamline supply chain efficiencies by avoiding cross-docking in metropolitan Perth.
The precinct is expected to increase speed to market by up to 48 hours – a significant improvement for road train drivers and logistics companies.
“At the moment, truck drivers lose two to three days moving goods in and out of Perth from arriving at the road train assembly area in Northam,” said Procon Developments managing director Leon Key. “This is inefficient and affects the cost of goods. AvonWest will change that.”
A commissioned report from TM Insight found the hub could enable trucks to complete up to 27 additional interstate crossings per year – a significant productivity boost and a pressure relief valve for congested freight corridors.
Now available for lease, the estate offers flexible lot sizes and custom-built facilities tailored to logistics, warehousing, and industrial operators.
Located just 7km from the Northam Railhead and with direct access to major highways, AvonWest is ideally positioned for regional and national distribution, serving industries including agriculture, ecommerce, manufacturing and mining.
Procon says the estate will offer a full suite of infrastructure and services, including warehousing, truck access, distribution bays, cold storage, parcel and package freight logistics, data infrastructure, and offices – all designed for high-volume operations.
The site is expected to support nearly 700 new jobs once complete, alongside an estimated 600 workers during construction. This regional job creation will also have wider economic impacts, with local supply chains, service providers and trades benefiting from increased demand.
With regional workforce growth anticipated, the project is forecast to catalyse the development of 200 to 300 new homes in and around Northam. This addresses a critical local housing shortage and aims to attract skilled professionals and young families to the region.
“AvonWest is more than a transport hub – it’s a cornerstone for economic growth, environmental responsibility, and regional revitalisation,” Mr Key said.
Procon estimates the estate will directly inject $250 million into the local economy through construction and development activity and is expected to contribute to a 5 per cent uplift in regional GDP over the next decade.
The site is forecast to become a hub for parcel and package delivery across WA. With capacity to handle up to one million packages annually, the facility is attracting attention from global logistics companies, national retailers and high-growth ecommerce operators.
The hub has strong environmental credentials and will operate with a zero-carbon footprint, powered by a renewable microgrid independent of Western Power. This will allow tenants to access lower tariffs, greater energy security, and pursue carbon credits.
“By owning the utilities, we can depreciate the assets, reduce costs to tenants and reduce business costs across the estate,” Mr Key added.
In line with growing demand for ESG-aligned infrastructure, tenants will also be able to implement sustainability measures that reduce emissions and improve operational efficiency – including electric fleet charging, smart logistics systems, and on-site renewables.
In partnership with Telstra InfraCo, AvonWest will feature Australia’s best high-speed fibre infrastructure designed to support AI-driven logistics, automated fulfillment systems, and next-generation data centers.
“AvonWest is a strategic choice for data centers,” Mr Key said. “The hub’s excellent connectivity via road, rail, and air ensures smooth logistics for equipment and personnel, crucial for the timely expansion and maintenance of digital infrastructure.”
Procon is targeting a broad range of tenants, including logistics companies, SMEs, startups, and specialised operators in ecommerce and advanced manufacturing. When complete, the estate will accommodate up to 50 businesses across multiple sectors.
As the global warehouse and storage market continues to grow – reaching $500 billion in 2022 and forecast to expand 7 to 8 per cent annually – developments like AvonWest are becoming critical infrastructure for national supply chain resilience.
The site also facilitates supply chain consolidation, helping businesses reduce complexity in inventory, warehousing, and distribution. This centralisation leads to lower costs, improved delivery times, and better customer responsiveness.
With planning approvals secured and early works underway, AvonWest is on track to be operational by late 2026 – unlocking a smarter, greener, and more connected freight future for Western Australia.
